Our sales process is designed to ensure each property is properly positioned, actively managed, and sold with care from start to finish. 

Market Assessment & Pricing Strategy

We begin with a detailed market analysis to assess the property’s value based on current conditions and comparable sales.
For apartment properties, owners are requested to provide the relevant strata report to ensure full transparency for prospective buyers.

Pricing strategy is discussed openly with the owner to establish a realistic and competitive price range aligned with market demand.

Agency Agreement & Commission Discussion

Based on the agreed pricing range and sale strategy, we discuss and confirm the commission structure with the owner.
Our focus is on aligning incentives and ensuring clear expectations before proceeding. 

Marketing Strategy & Presentation

We recommend the most suitable advertising and marketing channels for each property, tailored to its price range, location and target buyers.

Where appropriate, we discuss:

  • Whether furniture or styling is recommended 
  • How the property should be presented to maximise buyer appeal 

Professional photography and a floor plan are arranged, followed by the preparation of a clear and well-written sales advertisement that accurately represents the property.

Campaign Launch & Inspections

Once marketing materials are finalised, the property is listed and actively promoted.
We conduct open inspections and manage buyer enquiries, ensuring each interested party receives timely information and follow-up. 

Buyer Communication & Negotiation

Throughout the campaign, we maintain close communication with buyers and provide regular feedback to the owner.
All offers and negotiations are handled carefully, with the aim of achieving a fair and market-appropriate sale price. 

Contract Exchange & Settlement Support

After a sale is agreed, we assist the owner through the contract exchange and settlement process, working closely with solicitors and relevant parties to ensure a smooth handover.

Our involvement continues through to completion, ensuring the sale concludes with clarity and confidence.
