BEFORE YOU RENT A PROPERTY

RENTAL REQUIREMENTS

 To ensure a fair and efficient leasing process, prospective tenants are expected to meet the following rental requirements. These requirements apply to residential rental properties in Sydney and across New South Wales. 

Legal Eligibility

 You must have legal permission to reside in Australia.
For non-citizens or temporary residents, valid visa documentation or evidence of lawful residency may be requested as part of verification. 

Proof of Identity

All applicants are required to provide verifiable photo identification, such as:

  • Passport
  • Australian driver’s licence
  • Proof of Age card

This is used to confirm identity and support standard tenancy checks.

Financial Capacity

Applicants should be able to demonstrate sufficient financial capacity to meet rental commitments, including:

Stable income; or Bank savings or funds

This helps confirm the ability to pay rent and maintain the tenancy responsibly.

Rental History & References

 A positive rental history is preferred where applicable.
If rental history is limited or unavailable, alternative personal or professional references may be considered. 

Household & Occupancy Details

 Details of all intended occupants must be disclosed.
This ensures the proposed household arrangement is suitable for the property and complies with occupancy guidelines.
